We appreciate that undertaking a project in your home such as a loft conversion or building extension can sometimes be overwhelming.  To help, the following information provides an outline of how we work and what you may expect should you appoint Bespoke Renovation.

The following outline is typical for residential properties where loft conversions are permitted development, because they fulfil certain limits and conditions so that planning permission is not required.

Where planning permission is required then this obviously means that the process will take longer. As a guide, Government targets expect Local Authorities to deal with 65% of planning applications in 8 weeks for minor residential applications.

Initial Meeting & Survey

At our initial meeting, we will want to understand your living space needs such as whether you want to create an extra bedroom, bathroom, office or entertainment area. We will be happy to offer suggestions and will make an initial survey to establish if the project is suitable for a loft conversion or building extension. We will also be able to go through the project and discuss with you options, budgets and our payment schedule.

This visit will also help us prepare an estimate.

After the meeting, if you think of anything else please be assured that Nathan will be happy to answer any queries that you may have.

Estimate Produced – 7 to 10 Days

Within 7-10 days you will receive an estimate from Bespoke Renovation for the project. This detailed estimate will identify what components and work is and isn’t included in the proposed loft conversion, building extension or renovation project. Again we will be happy to discuss and provide further information if required.

Architect’s Visit – 7 to 10 days (working weekdays

On your formal acceptance of our estimate our appointed architect will visit you and discuss the loft conversion or building extension project further. This enables the architect to produce detailed drawings for your consideration. The architect will also be able to advise whether planning permission will be required for the loft conversion or building extension.

Architects Drawings - 14 to 21 Days from their visit (working weekdays

On receipt of the drawing from the architect we will also liaise with you. We will ensure that every detail is tweaked so that you are completely satisfied with the design of the loft conversion or building extension prior to commencement of work.

Project Commencement – 6 weeks from formal approval of drawings

Subject to the number of amendments required to approve the architect’s drawings and where applicable planning permission is obtained, then the appointed team will be ready to start your loft conversion or building extension project approximately 6 weeks of approval being given.

6 weeks to completion – we will remove the Hassle

We are aware that any work involving loft conversions and building extensions in particular will have an impact on most, if not all of the home. Our builders and management expertise will ensure that you receive the best possible service with the minimal disruption.

Typically the steel beams and structural floor are first put in place and then the dormer is constructed where the window(s) will be located. If requested we will produce 3D CAD drawings of the stairs to show you how it will look before it is constructed. The staircase will be then fitted excluding the spindles and handrails. Then the first fix of electrics, any plumbing and all internal walls will be plastered. The dormer widows and any French window will be fitted at this point.

Roof tiling including fascia and guttering will then be completed followed by the 2nd fix electrics, plumbing and carpentry.
